What's Different about ConPro's Project Management Services
ConPro’s Construction/Project Management Services differ to an extent from those offered by other Project Managers in that we are also experienced registered builders that have an in-depth knowledge of contracting within the building and construction industry. The distinct benefits and advantages for our clients include:
- 1. Early appointment will ensure that important building issues are factored into the design development, such as:
- Buildability issues are considered into the design.
- Alternate construction techniques are considered into the design.
- Time and cost assessments are considered and implemented.
- Cost plans are established for alternative materials and finishes.
- Services are co-ordinated.
- Life cycle costs have been considered.
- 2. Budgets, cost plans and construction programmes are realistic and reliable.
- 3. Design Development and trade packaging allows Fast Tracking to facilitate early commencement and completion of a project.
- 4. Detailed budgets, cost forecasts, cash flow projections and reports are accurate and informative for the use of all stakeholders.
- 5. Effective and professional administration of trade contracts harnesses potential claims and controls the final cost of the project.
- 6. Trade packages are competitively tendered to achieve cost containment and budget savings.
- 7. Clients are afforded the flexibility to make design and directional changes throughout the project without the risk of substantial contractual and monetary penalty.
- 8. Construction Management services can be terminated by the client at any stage if they are not satisfied with the level and quality of services provided.
We are committed to our clients and our projects. It is our objective to ADD VALUE on every project, and produce an outcome that may otherwise not have been achieved without us. That's our promise.
What is Project Management?
The term Project Management in today’s world has a wide and loose meaning, interpreted in many ways. Generally speaking, and by definition, Project Management is the practice of initiating, planning, executing, controlling, and closing the work of a team to achieve specific goals and meet specific success criteria at the specified time, often constrained by funding or staffing. The primary challenge of project management is to achieve all of the project goals to meet pre-defined objectives within the given constraints. The primary constraints are generally scope, time, quality and budget. Once the client’s objectives are clearly established they should influence all decisions made by other people involved in the project – for example project managers, designers, contractors and sub-contractors.
What's the Difference?
Project and construction management arrangements are building procurement methods where a professional "consultant" is engaged by the client to manage the design and/or construction processes of a project. The "consultant" is responsible for all of the associated affairs and obligations on behalf of the client, and is generally remunerated on a fixed fee, hourly rate or cost plus basis.

Project Management Service Details
Our services are flexible, variable and adaptive, very much dependent on the size, scope and type of project, and particularly the needs of our clients. The management services necessary for a new development in the early concept phase will probably differ greatly to those for the refurbishment of an existing building(s). The systematic rebuild of structures, rectification & remedial works, construction of carparks and retaining walls, installations of property infrastructure are all unique requiring different techniques, skills and management styles alike. A project requiring conceptual design, planning and building approvals, engineering, development of working drawings and other design components will require a much higher level of service to a construction only management service required for building repair projects. We list below the typical services that we generally provide through the phases of a project, but only when they are needed or requested by our clients, one might say on a tick the box or cross out basis.
A. In the Conceptual Phase, once the need for the project has been determined:
• Derive project characteristics and performance requirements.• Assist in site analysis and selection.• Form a collaborative team of design & construction professionals.• Assess design and development constraints and Town Planning restrictions.• Develop a preliminary budget and comprehensive master schedule.• Provide cash flow and funding requirement analysis.• Establish a management information and reporting system to meet the client’s requirement.
B. In the design development phase:
• Ensure that design is both aesthetically successful and responsive to project goals.• Consider delivery of a “fast track” design & construct approach with the client and negotiate an outcome with designers if the project is suitable for fast track methodology. • Review design in progress to assure constructability with minimal changes and fewer problems in the field.• Consider buildability issues to ensure economic cost containment in the construction phase.• Perform life-cycle cost analysis and other reviews to maximize the return on your construction investment.• Develop a detailed design schedule and supervise its implementation.• Develop detailed component cost estimates at every design issue.
C. In the Procurement Phase, and during the tender and bid process:
• Conduct pre-bid discussion to clarify the project’s needs and assure responsive bids.• Develop detailed and complete tender/bid documents to assure timely, responsive and comparable bids.• Assistance in reviewing and analysing bids and selecting contractors & suppliers for appointment.• Develop scope of works for trade contractors and specialist suppliers if requested from the client.• Assure that all bid documents are clear and concise for tender clarity.• Develop a preferred suppliers list for pre-qualification and tendering purposes.• Prepare for and invite reputable contractors and suppliers for offer to tender.• Respond to, answer and document all questions during the tender/bidding period.• Evaluate and compare bids for recommendation.• Facilitate the awarding of contract/subcontract and purchase order processes.
D. During the Construction Phase, when construction is underway:
• Assure that all contractors, subcontractors and other participants fully understand the project’s design and client’s requirements.• Deliver timely and clear reports to the client concerning construction progress, milestones, and other elements.• Manage all claims under the contract/sub-contract agreements in the client’s best interest for maximum effectiveness while minimizing delay and costs, in a fair & equitable manner.• Monitor the construction process to anticipate difficulties, resolve issues early, and keep the work flowing.• Conduct quality inspections and prepare interim defect or nonconforming works notices on the client’s behalf.• Administer progress payments to assure that work milestones are being met and that all current expenses are paid in a timely manner.• Ensure that the contractor provides a safe workplace, both for project workers and, in renovations, for individuals and stakeholders who continue to use the facility during construction.• Coordinate the final stages of construction, including contractors’ defects lists and similar tasks that must be completed often in a very compressed time period, before the project is completed and handed over.
